San Juan Bautista's housing runs newer than most of the territory we cover out of Gilroy. The area median year built is 1982, a good six years past the 1976 median across the wider service territory, which means fewer of the oldest one-piece doors and more of the extension-spring and early-torsion setups that came standard through the late '70s and early '80s building boom. With about 822 households here, it's a smaller pocket than some of the other 19 communities we reach, but the housing age is consistent enough that we see the same handful of failure points over and over: steel sectional doors from that era with galvanized torsion springs nearing or past their wind-cycle life, and openers that have been swapped out once already but kept the original track and hardware. That combination - newer door, older track - is the thing to watch for before anything else.
